Exterior Materials & Color Selection Guide

Are you preparing to remodel or refresh your home exterior? If so, we hope to make this process easier for you with this guide of pre-approved materials and color palettes. All materials in this guide are either required by CCR's or have been found to be consistent with our neighborhood aesthetic by the Greenwood Point HOA Architectural Controls Committee (ACC).

 

Once you've selected your paint colors or materials, either from this guide or elsewhere, please inform the ACC of your plans by emailing this form to the HOA board. The ACC will typically respond within 10 days upon email receipt, and usually more quickly if pre-approved options are selected.

Exterior Paint

There are seemingly limitless exterior paint colors and combinations available to us now! This gallery includes some of the most popular exterior palettes from Benjamin Moore for 2023. It will give you some ideas, (but is not limited to) examples of colors that are approved by the ACC. 

 

The Greenwood Point CCR's require somewhat muted earthtones for body and trim colors, and these are great examples of harmonious palettes that work in our neighborhood. Please be sure to look at the homes on your street to ensure that there aren't too many houses with similar colors in close proximity.

Roofing

There are three types of architectural grade roofing options available to residents. Cedar shake is the original option in Greenwood Point, so you'll still see it on a few homes. The most common and popular option is composite shingles such as GAF Timberline and CertainTeed Landmark. A recent third option is metal and has recently been approved by the board because it is increasingly being requested by homeowners for their roofing material. Metal roofs should be dark gray or brown with concealed fasteners. Corrugated metal roofs will not be approved. All new roof installations should come with a 25-year warranty.

Siding

Siding is where you can really get creative on your exterior remodel project as there are so many options and amazing combinations of approved sidings that can make your home unique and personal. Options include (but may not be limited to) fiber cement Hardie, brick or brick veneer, stone or stone veneer, cedar materials, and vinyl.

Fencing

The general rule with fencing is to follow Issaquah city guidelines for height, and the preference is for natural clear or semi-solid stained wood panels. Issaquah municipal Code Section 18.07 states, "The maximum height in the front setback is 4 feet. The maximum height in the side and rear setbacks is 6 feet." Shared property line fencing styles and colors should be negotiated with your neighbor.

Driveways

GWP CCR's state, "All driveways shall be paved with asphalt or Portland cement concrete from the edge of the paved street to connect with the paved surface of the floor of the carport or the garage." Turf, crushed rock and gravel are not permitted.

 

It is very important to call 811 before you dig! The city will send someone out to mark the utilities so that your contractor doesn't hit a gas or electric line.
